This 3 star resort/hotel was built about 9 years ago. It is situated back from the beach (about 5 minutes walk) and close to all facilities including shopping, entertainment, hospital, etc. It is built on about 3 rai of land with chanote title (the best and strongest in Thailand). The occupancy rate is about 80% over the year according to our sources which is very good for that area and for a property in the condition of this one.
The property is for sale for 180 million baht which includes all fixtures and fittings. We have sourced this property through one of our most trusted Thai sources here who has been in construction here for more than 30 years. His advice is that the property needs about 20 to 30 million baht in upgrades and refurbishment which would take 2 to 3 months to complete with the construction team he recommends. This means a total investment of about 210 million baht and the property would be valued on completion at about 400 million baht. (Conversion to A$ is about 28 baht per A$).
The property is run by a Thai company which owns nothing else, so the investor has the option to take over the company for all licences etc. rather than set up a new company. The property title could be transferred to this company as well to avoid any issues relating to new Thai companies.
This gives the investor two excellent options :
i) Resell the resort on completion of renovations to realize a net profit of at least 150 million baht. This could take up to 1 year allowing for low season currently.
ii) Hold the resort and use a resort manager to run the business for 2 to 3 years before selling for more profit.
